Auction may give favourite late-night haunt a new life

IN the beginning of its life, this building was a fancy semi-detached home before later becoming the popular Mozarts nightclub and live music venue.

And despite years of late nights and loud music, remnants of its former life as an attractive house can still be seen inside the now empty shell, such as wall panelling, ceiling panels, beams and an impressive marble fireplace in the main room.

Now it’s empty of the sound of music and laughter and stands in silence, waiting for the next chapter in its colourful life to begin.

Located on Walter Road in the Uplands area of Swansea, the venue closed its front doors for the last time in 2018 but maybe soon it will have nine front doors to close.

After two failed planning applications to convert the former nightclub and bar into 11 apartments in 2019 and at the end of 2020, the proposals were revised to nine dwellings and the plans were approved.

The new proposal to renovate and transform this locally well-known building sees eight twobed apartments across the entire two semi-detached properties, plus a penthouse apartment as the crown at the top of this property gem.

The period property, with its unique tower and fading pink facade, is nestled within a conservation area that includes a terrace of Grade II listed Jacobean-style Victorian buildings just down the road and St

James’ Church opposite.

The property might be situated on a fairly busy road, but there are multiple parks, the seafront and the city centre just a walk away in different directions, making it a popular spot for residential living, as

well as commercial opportunities.

The property is now combining these two distinctive period properties into one large development site.

According to the auctioneers, each of the new dwellings inside this building in its entirety will come with an outside space or balcony, some with sea views, and private secure parking.

The company states that development has already cleared numerous hurdles, including a bat survey conducted and passed, asbestos removed and certification issued, and Section 106 obligations ‘agreed and joined by the semidetached signed with highways.’ house next door Although the property that was being used as is not listed, the offices and the duo are development of the going to online auction as building is said to be one lot, described by the in keeping with the auction company listed properties that as a ‘turn-key surround it and the development conservation area in which it resides.

solution’ The plans reveal that there would be an increase in main roof level of 2.3m to facilitate an additional storey and the tower roof would rise by 0.7m.

There is a bonus cellar space ideal for storage purposes including bikes, the rear extensions would be replaced and there would be a widening of existing vehicular and pedestrian access should the approved plans be acted upon.
