Former restaurant set to offer luxury living

ON A prime road on the coast in one of Wales’s most popular places to live is a rare opportunit­y being born.

The former Patricks restaurant with rooms is a duet of properties located on the main street that hugs the Swansea Bay coast in Mumbles.

For more than two decades the two combined period properties known as Patricks with Rooms were one of the ‘must-go’ places for the discerning visitor in Mumbles, and popular with residents too.

But in April 2019, after over 26 years at the helm, the team behind the business decided to ease up on the round-the-clock commitment that is needed to keep up the five star high standards expected of them.

The distinctiv­e duo of period properties that comprise the site, plus a substantia­l building at the rear, went on the market for £3.2m, with the restaurant and lounge bar closing on August 31, 2021, and the rooms shut down from September 13, 2021.

The business was started 26 years ago by two sisters, Sally and Catherine, and their respective husbands Patrick Walsh and Dean Fuller. It opened in 1993 after the team bought the lease for the 32-seat restaurant and the business has been revamped over the years to include rooms and a lounge bar which adjoins the dining room.

The business has won numerous awards over the years, and was awarded five star status by the Welsh Tourist Board, but now the property has been bought and is nearing completion into five luxury homes on the waterfront.

The site has been split into five individual­ly designed dwellings, maisonette­s that spread skywards across three floors.

There’s a trio of homes within the larger building that have a communal entrance and hallway that includes lift access, and sea views across Southend Gardens at the front.

Over the two upper floors there are three bedrooms and a bathroom designed to the same high specificat­ion throughout. There’s the option of the smallest room becoming a home office which is surely a tempting propositio­n for anyone who creates work magic based at their abode. These three units are for sale for £450,000.

Into the adjacent building and there are two homes to find in here – both are maisonette­s that follow the same layout as their neighbour but can offer a private entrance as well as a roof-top terrace as a bonus outside space for relaxing and socialisin­g, fully immersed in the views of the coast and the town’s jigsaw of rooftops.

The two homes with a terrace will be for sale for £525,000 when the whole Southend Row site, the collection of five luxury homes on the site of Patricks with Rooms, are launched onto the market next month.

Externally, the properties look unchanged, apart from fresh paint in a more contempora­ry stormy dark grey and white, but inside the dwellings will be lavished with elegant, sophistica­ted interior design incorporat­ing modern trends for black and dark tones with luxury materials.
