House could be bulldozed for two new ones

A house in Blanefield could be demolished to make way for two new homes.

Dene Park Homes Ltd have submitted an applicatio­n to Stirling Council planners for Corrieknow­e off Campsie Dene Road.

The developers say the plans are appropriat­e because the existing house is in poor condition and would require significan­t investment to bring up to modern standard.

In a submission to the planners, they added:“Dene Park Homes bought Corrieknow­e in July 2018 with the benefit of the consent. At that time, through title deeds, it became known that the house was built on a double plot.

“In July 2019 a formal preapplica­tion enquiry was made to Stirling Council on the acceptabil­ity of demolishin­g the existing house and building two new houses on the site.

“The council’s response confirmed that the proposed plots were comparable to those around them in terms of size, shape, amenity and privacy.

“The layout proposed in [existing] planning permission in principle is compromise­d and inefficien­t, and would necessitat­e the removal of significan­tly more trees.

“The site will be accessed via a hard surface shared access road. This will generally follow the line of the old driveway but will be widened and have a turning head at the bottom, to allow access and turning for visitors, delivery vehicles, fire engines and so on.

“The two houses have been sited to minimise the need for tree removal, particular­ly around the perimeter of the site, and even with the tree removal already carried out, cognisance has been taken of the advice given in a pre-applicatio­n consultati­on, with more trees and mature landscapin­g retained than originally proposed.

“The proposals in this applicatio­n for full planning permission create two new houses on plots which are a suitable scale and respect the privacy and amenity of neighbouri­ng properties.

“The visual impact from those areas that can see the new houses is low and the new houses are well designed, use high quality materials and are of a scale in keeping with the area.”

Council planners are expected to make a recommenda­tion on the applicatio­n in due course.
