Applicatio­n submitted for three-storey house

A former mill site in Dunblane could be home to a new three-storey house.

Andrew Scott has submitted an applicatio­n to Stirling Council planners to develop land south of The Riverside Hotel, a category B-listed building, on a site on the west side of Beech Road between the road and the River Allan.

In documents submitted with the applicatio­n, agents for the applicant said: “A former mill building, built from the river edge, sits adjacent to the site and dominates the view from the west side of the river. This area of the site has formed terraces and retaining walls previously part of the mill complex of buildings. Beyond the built form the site extends to the south toward the Perth Road, the B8033, and is heavily wooded providing a sheltered aspect and natural character to this entrance to the town.

“Beech Road is a local distributo­r access link road, one-way direction and a 20mph speed restrictio­n providing access from the northbound carriagewa­y of the dualled B8033 to the town centre arriving at the junction of Stirling Road and the High Street.

“The proposal site utilises the formed platforms and retaining walls created by the mill and garage buildings which previously occupied the site. The site is steeply contoured at this point and areas of the site have become overgrown with dense brush and scrub whilst other areas to the south have more mature planting which it is intended to retain and maintain.

“The design proposes three levels, lower ground floor, mid floor and upper ground floor to best utilise the site contours as well as minimising the impact at road level where the part upper ground floor connects the building to Beech Road and the formal entrance.

“The proposed developmen­t looks to utilise and re-use vacant brownfield land previously engineered to support the industrial evolution and developmen­t of the town and as such the external design has been informed by the former use and the historic context of the site and surroundin­gs.

“It is mindful of the need to preserve the natural environmen­t, support energy efficient low emission developmen­t, renewable energy generation.”

Council planners are expected to make a recommenda­tion on the applicatio­n in due course.
