Businessmen hoping to revamp the wider Carbeth Inn site near Blanefield have rethought part of their plan.
Stuart and David Fraser have submitted an application to Stirling Council planners seeking to build a house in garden ground at Carbeth Cottage.
However, the proposal has been brought forward after a previously approved plan for accommodation linked to the inn proved difficult to finance.
In documents submitted with the latest application, agents for the Frasers said: “Our clients have once again been reassessing the likely tourist demand for the proposed ancillary accommodation in conjunction with any need for use by staff at the Carbeth Inn/ Halfway House.
“They now believe that in order to more readily secure and justify the construction costs, rather than build one or two holiday studios within the grounds of the cottage as previously approved, it will be preferable to introduce a detached house within its own curtilage, as this alternative can secure the requisite bank funding.
“To achieve this we have retained the footprint, scale and design of the schemes that were previously assessed and approved but we have revised the internal room arrangement, deleted the external staircase to the rear of the building and increased the curtilage to allow for better amenity and private car parking.
“The external appearance and materials, the water supply and drainage arrangements will all remain very similar to earlier schemes.”
The Frasers have been renovating the former Carbeth Inn site and its adjacent properties after purchasing the portfolio around five years ago.
Carbeth Cottage, the remainder of two similar buildings that previously stood within the site as a tearoom etc, has been undergoing significant renovation over the last three years having lain vacant for some time. Behind the cottage, a dilapidated hutter’s lodge has been removed and replaced by a new holiday letting lodge.

“In the meantime, however, experience over the last few years with Carbeth Cottage and Wellwood Lodge has led the applicants to realise that at Carbeth Cottage a small residential unit is the most justifiable investment, especially given lenders’ reluctance to support tourist-related projects, and so they have revised their proposals accordingly.
The agents added: “This application therefore follows on from previous planning permissions that approved the introduction of another detached building, initially as ancillary accommodation and a store and subsequently by a similar building that created two holiday letting studios.”

Stephens Bakery scooped the highest accolade in the Craft Bakery Business category at this year’s Baking Industry Awards.
The awards ceremony took place in London and the award was presented by Strictly Come Dancing star Craig Revel Horwood.
