Former printworks may be turned into home
A former Callander printworks could be turned into a home.
An application has been submitted to Loch Lomond and Trossachs National Park planners by developer 1 Oak Propertys Ltd seeking to demolish the building at 19 Cross Street and replace it with a house.
In documents submitted with the application, agents for the developer said: “Currently the existing class 6 building has no dedicated off street car parking. Car parking for the single house would be from the existing on street car parking provision located within Cross Street at present.
“Existing spaces are located directly in front of the site. These spaces would have been used by the previous businesses which were run from the building.
“This is a small-town centre development and there is no provision to accommodate off street car parking within the site.
“The new house will have barrier free access at the front directly onto Cross Street. This is common in this street.”
The new house would be accessed via a small garden/ amenity area at the back of the plot, with the garden accessed from an existing path serving flats on Ledi Court to the west.
The agents added: “The existing building has been vacant and unused for anything other than storage for approximately 15 years according to our client and current owner. Previously it housed a printer’s business in the town.
“The building sits towards the north end of Cross Street and is the only non-residential property on the street.”
Structural engineers appointed by the developer have recommended demolition.
The proposed house would be a detached one-and-ahalf storey home, with the street frontage set slightly back from the footpath similar to other properties on the street.
The agents said: “Materials will be like materials used on adjacent properties and in keeping with the general street.”
Park planners are expected to make a recommendation on the application in due course.
