Two houses can be built on Boquhan plot

A family home outside Balfron is to be demolished and replaced with two houses.

Stirling Council planners have conditiona­lly approved an applicatio­n by Daniel Pooley to demolish the Dorran-built house and build two one-and-a-half storey houses at Kincaple on Jenny Gunns Loan at Boquhan.

The existing plot is to be divided into two, one north and one south, each containing a house.

In their decision, the planners said: “The existing dwelling house is a Dorran property, which is defined as defective under the 1984 Scottish Housing Act, and does not meet current building regulation­s.

“The site sits within and close to other dwelling houses that make up a cluster. As such, it is deemed that the proposed developmen­t is located within a defined building group, and will be visually related to the existing buildings on site,

“With respect to the proposed designs, layout and scale of the buildings. These are considered sympatheti­c to the character of the area.

“Also, the proposed house footprints sit well on each plot resulting in a reasonable area of garden space around the houses and between neighbours. The access arrangemen­ts are of an acceptable standard to allow the safe entry and exit of vehicles onto the private drive, then the public road.

“Once built and suitably finished and landscaped the proposed dwellings will integrate well with the surroundin­gs, preserving the character of the area.”

Agents for the applicant had said:“the Dorran is not suitable to modern living standards and has been termed defective under the 1984 Scottish Housing Act. To this effect and after many discussion­s on site with structural engineers and designers, it has been concluded that the structure is better replaced with new more efficient buildings, that suit family life.

“The demolition proposed will remove the entire Dorran dwelling with extensions from the site, as none of the structure is suitable to reuse under current building standard requiremen­ts.”
