Doune house can go ahead

A new house is to be built in Doune despite some objections.

Stirling Council planners have conditiona­lly approved an applicatio­n by Appelcross Developmen­ts for a two-storey house in garden ground north of The Orchard at North Lea.

Two objections were lodged raising issues including that a shared driveway for multiple properties should be kept clear for continued access and that three parking spaces would be insufficie­nt turning space to keep the area clear, as well as sewage pipe concerns.

However, the planners said:“keeping the shared driveway clear would be good practice. However, the plans submitted (and approved) indicate space for parking for two vehicles and the Stirling Council Roads Department have reviewed the applicatio­n and have no objections.

“The applicant has informed us that they intend to put in their own pump and connect into the existing Scottish Water public sewer directly. Scottish Water has no objection to this planning applicatio­n.

“However, it is ultimately for the applicant to ensure this is possible to build and is a separate concern to receiving planning permission as part of this decision. The applicant has revised the siting of the dwelling on the plot by moving it to the east so that it does not encroach on the existing drainage/pump manhole.

“The site forms part of what previously was the northern part of the garden attached to the dwelling to the south of the plot (called The Orchard) along with access to the road to the north of the site (Northlea). The Orchard is bounded by the curtilages of 57 and 61 to 63 Balkerach Street to the west and 13 to 19 Main Street to the south.

“The dwelling would access Northlea using the same limited shared access road used by the other three properties in the close.

“The proposed plot is to be formed in a location which is considered to be in keeping with the enclosed developmen­t pattern formed by the other dwellings that are accessed off the private driveway to create a‘close’ arrangemen­t.”
