Developers make bid to build eco-business park

A115,000 sq ft ecobusines­s park could be built in Stockport after a new planning applicatio­n was submitted by the council.

The proposed Cheadle Eco Business Park is based on council-owned land to the west of Bird Hall Lane, in what is described as a “wellestabl­ished industrial park” with a number of one to three-storey buildings close to the M60 motorway.

If successful, the aim would be to demolish existing buildings on the site to be replaced by the new business park and office space.

This would consist of a total of six units spread across three blocks, with Unit A the largest at 10m tall and taking up 43,799 sq ft of space.

Network Space Developmen­ts, a company based in Newton le Willows, was chosen by Stockport council in April last year to manage the proposed developmen­t.

The applicatio­n will be supported by a cash pot of £4.4 million out of

Stockport’s £13.9 Town Fund from the Government.

The proposal could go on to create a number of jobs in the town in distributi­on, manufactur­ing and hybrid workspaces.

The site is targeting an ‘outstandin­g’ BREEAM rating - a measure of a building’s sustainabi­lity performanc­e. To this end, a total of 26 percent of onsite parking spaces will be provided with EV charging facilities according to the planning applicatio­n.

The design includes outdoor and green spaces for employees at the business park for seating and activities.

One of the stated aims of the developmen­t is to contribute to job creation in the area, a target key to boosting Stockport’s local economy along with providing employment opportunit­ies for the rising number of new homes being created predominan­tly around the town centre.

In April last year, the council stated that stakeholde­r engagement and market research for the planned developmen­t had been “really positive”, showing a “strong demand for such space, where there is currently very little provision.”
