British Pearl’s board draws up tight criteria then sends a team of professionals to scour the country for suitable properties. Newbery said all properties go through a careful filtering process. “We carry out detailed due diligence, examine local rental and resale markets, and talk to local agents and experts on the ground. Finally, we model both income and capital growth using cautious assumptions.”

British Pearl uses its bulk buying power and network of contacts to negotiate upfront discounts. “We are cash buyers and can move very, very quickly, which is an extremely powerful negotiating tool in the current market.”
British Pearl also works hard to add capital value, for example, by refurbishing properties.
YOUR CHOICE
You can buy shares in their Portsmouth investment which is offering a targeted return of up to 9.5 per cent a year from rental income plus a share in annual capital gains. All returns are projected and depend on rental income and property market performance.
Alternatively, you can lend money and secure an income of 4.4 per cent a year tax free inside your £20,000 a year Isa allowance.
The typical investment term is five years, although our Resale Market has been launched, Newbery said.
British Pearl offers a choice of properties in London, Portsmouth and Lancaster, with more coming in Andover, Lincoln and Halifax. “Investing in multiple properties with different regional exposure can help to diversify risk.”
