What is the focus of ROSHN, and how is the company aligned with Vision 2030?
One of the key objectives of Vision 2030 is hitting 70% home ownership by 2030. In line with our mandate, ROSHN was formed to produce homes quickly all around the Kingdom. We initially focused on developing low-cost homes, and we have since shifted the DNA of the business to develop homes at the right market price compared to competitors with a rich array of amenities. Typically, Saudi homes are built from scratch and are designed to enhance private living, offering few community amenities. At ROSHN, we are changing the real estate landscape with integrated, highly livable mixed-use communities. Our developments foster human connection with lively town centres and shared spaces. Healthy living is supported by a variety of open spaces and the provision of amenities including health, education, sport, retail, and entertainment facilities. We are building walkable cities and setting new quality standards that underpin the vision of a new lifestyle that is at the heart of our brand. We are building over 2,000 schools, 1,000 mosques, thousands of retail and commercial units, hospitals, sewage treatment and power generation plants all to support a new standard of mainstream development in the Kingdom. We are crossing every sector in real estate to ensure our communities provide unparalleled value to residents. ROSHN’s development pipeline is also supporting the Kingdom’s economic growth and boosting local economies, generating investment opportunities, catalyzing supply chains, and creating new jobs.
What role does sustainability play in your projects?
ROSHN is building for the future. Sustainability is at the heart of everything we do, from master planning to maintenance. We are supporting both domestic and global efforts to reduce our impact on the environment, cut back on automotive dependency, and encourage environmentally friendly modes of transport by placing amenities close to residents’ front doors, providing shaded footpaths and cycle routes, and incorporating links to public transport. Our sustainability agenda extends across the full spectrum of our activity, including energy and water usage, materials and waste management, transport and connectivity, and community wellbeing. High-tech insulation, solar water heaters, and efficient air-conditioning enable ROSHN housing units to guarantee energy and water savings. We have also applied a new approach to water usage, utilizing a range of advanced water conservation technologies, including irrigation controllers and soil moisture sensors, and collecting residential wastewater to be treated and used for irrigation. Our light mobility strategy encourages walking and cycling, as well as new modes of transport such as e-scooters. We are currently the only developer that provides e-vehicle charging points in homes, and we plan to install solar panels in our parking spaces. We also foster a culture of recycling for residential and construction waste, deploying re-used construction material and diverting waste from landfills where possible.
Is there a goal to have the ROSHN branding go international beyond the Kingdom?
At the moment, we are focused on bringing a new way of living to the Kingdom. We are building a globally significant, full-service real estate company to drive growth across a wide range of asset classes. While we are spearheading the development of the national real estate and construction industry, we aim to become a national champion, a driver of change, and an innovation accelerator. We are guided by the ambitions of Vision 2030 to ensure our work contributes to the benefit of the Saudi society.
