SET WITHIN over six acres of land, built of stone under a slated roof, Arnot Lint sits in an elevated position and is approached by a private track that sweeps around the southern end of the site, leading to a large parking area.

The cottage now requires complete renovation so it offers purchasers the chance to create a lovely family home in a rural, yet very convenient location. It may be possible for the property to be demolished and replaced with a new detached dwelling and the present owners are in the process of applying for planning permission in principle for this.

The cottage is surrounded by a mixture of woodland and permanent pasture. The wooded area to the west of the cottage is predominantly beech interspersed with other hardwoods and the Arnot Burn, which flows through the centre, creates a tranquil and picturesque scene. The existing structure has mains water and electricity; drainage is to a septic tank. Adjacent to the property is an oil tank (note the exact boundary of the land and acreage is still to be confirmed.)

Arnot Lint sits in an elevated position on the edge of the Lomond Hills. Nearby Leslie is a large village on the northern tip of the River Leven Valley to the west of Glenrothes. The village caters for everyday amenities including shops, restaurants, pubs, library, town hall, medical practice and a dentist.

Kinross offers a good range of shopping, Sainsbury’s supermarket and professional services including a new health centre and leisure campus. For a more comprehensive range of shops, theatres, galleries and leisure facilities, Perth, Stirling and Edinburgh have a wider choice.

In terms of schooling, there are primary schools at Portmoak in Kinnesswood and Leslie. For secondary schooling, there are many high schools within the Glenrothes/ Kirkcaldy area and there is a well-respected high school in Kinross. A selection of Scotland’s private schools, including Craigclowan, Glenalmond College, Strathallan, and Kilgraston are within reach and buses run from Scotlandwell (two miles away)to Dollar Academy. There is also a selection of private schools in Edinburgh.

About nine miles from the M90, Arnot Lint is ideally placed for access to Edinburgh and Perth. The property is on the doorstep of the Lomond Hills Regional Park where the heather-clad Lomond Hills are a beacon in the area and paragliders can be seen on windy days. RSPB Vane Farm is open year round, and fishing is available on several nearby lochs and reservoirs including the national nature reserve at Loch Leven.
