The north Norfolk coast is deservedly popular and nowhere has attracted more top-end house-hunters than Burnham Market, aka Chelsea-on-Sea. The village is 37 miles north west of Norwich and three miles from beautiful Holkham Bay. A village green, ringed by Georgian houses, plus pukka shops and restaurants, create a stylish ambience, and prices to match. On offer: two-bedroom, brick-and-flint bungalow with conservatory for £269,950 with Sowerbys (01328 730340).

There are tempting options on the London side of Norwich, too. Diss (pictured right), 25 miles south-west of the city, is an old market town on the edge of a lake, with period properties on winding streets. There is a fast train to London, putting Diss within commuting range, just. On offer: threebedroom modern house with large balcony and extensive views over Diss Mere, £350,000 with Richard Green (01379 644822). Beccles, 17 miles south-east of Norwich, is actually in Suffolk, but is so close to the Broads that it feels like part of Norfolk. It is on the River Waveney, which makes it a magnet for boat-owners. Mellow red-brick Georgian houses give the town a timeless charm. The shops are good, too. On offer: three-bedroom, red-brick period cottage near the town centre, £175,000 with Howards (0845 389 0401).
