One in five buyers is exceeding their budget when buying a home, according to a survey carried out by Which?.
The high prices of homes means that 45 per cent of buyers are pushed to the upper limit of what they can afford to spend.
It comes as Rightmove said that asking prices have hit a record high of £317,281, up 1.2 per cent in the month of May alone. This is in contrast to other indices such as Halifax, which have reported a slowing market.
