DO-UPPER OF THE WEEK
LOCATION is everything when it comes to Ard Tullaich, a small and ordinary Dorran-built Perthshire cottage in an extraordinary elevated one-acre setting near Ardeonaig (between the villages of Kenmore and Killin) that has spectacular views up and down Loch Tay.
Aside from its location, Ard Tullaich has other claims to fame. Owned by Mary Sandeman (better known perhaps for her hit single, Japanese Boy, as Aneka in 1981), the cottage was built in 1958 by her father and is where she spent her childhood holidays. It also has an association with Monty Python and the abandoned copper mine opening onto the hill behind the cottage may be recognisable to many as Caerbannog Cave in the film Monty Python and the Holy Grail.
The cottage is now in need of either substantial upgrading or more likely, replacement (subject to planning), however given the size of the site there is scope to develop a unique home.
As it stands, the cottage has two reception rooms (sunroom and sitting room), kitchen, two bedrooms and a shower room, plus outbuildings and grounds that include mature trees and shrubs. Although blissfully peaceful, outdoor opportunities in this area include hill climbing, walking, golf, fishing and watersports on the loch and River Tay. Offers over £200,000 are invited by Strutt & Parker’s Perth office.
