LOCHWINNOCH is a popular residential dormitory village in west Renfrewshire which benefits from great access, with both road and rail links into Ayrshire and east to Glasgow and Paisley, and a scenic setting on the banks of Castle Semple Loch and the River Calder. For home buyers seeking a balanced urban/rural lifestyle, Lochwinnoch is about as good as it gets.

Situated within the parkland grounds of a period mansion house just off Belltrees Road, close to the village, Stable Cottage is the largest of only five homes converted from the former stables courtyard of Auchengrange House. All are accessed at the end of an avenue of mature lime trees and neatly arranged around a redeveloped central cobbled courtyard.

The L-shaped cottage is a merger of two separate adjoining buildings, hence it now has two staircases on the ground floor. The main stair leads up to a superb master suite, comprising double bedroom with extensive built-in storage, and a large en suite bathroom with bath and separate shower. A secondary staircase gives access to the other ‘wing’, which houses a shower room and two further bedrooms, both of which have combed ceilings and in-built storage, while one also has an en suite shower room.

Fully connected throughout, the ground floor entrance hall leads to a cloakroom, adjoining study/fourth bedroom, and three very large reception rooms – a sizeable gableend drawing room with windows on three sides, restored/reclaimed pitch pine flooring, and open fireplace with a stone hearth and pine mantel. This room also has a door into a corridor with external access to the garden and a second door (alternative route) into the study/fourth bedroom.

At the other end of the cottage is a dualaspect dining room with exposed beams, open fire, slate tiled flooring and split stable door to the front courtyard, and a large, well

equipped country kitchen with a two-oven Aga, marble worktops, beamed ceiling, and plenty of space for dining furniture.

Redeveloped with respect for the property’s heritage and architectural features, the result is a comfortable and characterful country home with a layout configured for family and/or guest living. Period features include terracotta tiled floors in the cloakroom, boot room, inner hallway and reception hall – which also has a beamed ceiling and welcoming wood burner set on a raised stone hearth – restored pitch pine floorboards and period cast iron staircase balustrades.

Outside, in contrast to the quaint cobbled front courtyard which incorporates dedicated parking, the rear garden is mainly lawn bordered by hedging and rhododendrons, also some semi-ancient fruit trees, while Auchengrange’s parkland garden grounds include woodlands.

Lochwinnoch village has good local amenities, including shops, services nursery and primary schools, an 18-hole golf course, and railway station. The nearby Black

Cart River enables permit fishing, and as Castle Semple Loch is part of the Clyde and Muirshiel Country Park, it offers a variety of water sports including inland sailing. Offers over £425,000 are invited by Robb Residential in Glasgow.
