IT does have an exceptiona­lly dull name, but try not to let that put you off. The government’s “National Planning Policy Framework” will mean more new homes for north London. The point of the framework is to promote urban areas and property developmen­t. Two current deals by Stanmoreba­sed property group Preston Bennett strike exactly the right chord with the framework.

The land at Forty Avenue, Wembley Park and the stretch at Aldenham Road, Bushey, Hertfordsh­ire are both brownfield sites in sustainabl­e locations that together will provide 43 new homes.

Preston Bennett’s Land Department acts for developers in finding such suitable residentia­l sites.

The Wembley Park site was acquired by Preston Bennett from Savills, the vendor’s agents, for residentia­l developer WE Black.

The redundant Texaco petrol station site of 0.28ha was sold to WE Black in less than 72 hours and has planning permission for 34 residentia­l units, including six affordable homes.

The 0.16ha site in Bushey was a hotel that had been vacant for many years. Bought by developer Heronslea, with planning permission for 13 small units, it is now the subject of an amended planning applicatio­n for nine larger, luxury apartments. Preston Bennett’s planning department has acted as town planning consultant on this revised submission to Hertsmere Borough Council.
