Bushey buyers in garden-party mood

- BY CHARLIE JACOBY

THE RECENT heatwave has brought us all outside to enjoy Greater London’s manicured p a r k s a n d o u t - door spaces. For some, the British summer is a good enough reason to want to own their own garden — a garden such as the one at 23 Prowse Avenue. Backing on to the ninth hole of the Hartsbourne Country Club, this three-bedroom detached family home of approximately 3,000 sq ft has south-western views over the neighbouring Hertfordshire countryside, which you can savour, Pimms in hand, for £1.695 million. Agent is Preston Bennett.

The same agent is marketing a fivebedroom, four-bathroom detached house of 6,100 sq ft, priced at £3.5 million. It has an imposing entrance hall, wide staircases and landings; a study, TV room and reception rooms; a contemporary kitchen/breakfast room; master bedroom suite with dressing rooms and make-up room; steam room; playroom, cinema and rear garden with views over the tenth green of Hartsbourne Country Club. The current owners are even happy to discuss selling everything in the house as it stands — at a price, of course — so all the new owners have to do is walk in with their toothbrushes.

Among new developments in the area is Royal Connaught Park. Formerly the Royal Masonic School for Boys, it now offers a mix of converted and newly built apartments, in 100 acres of private parkland.

No two dwellings at Royal Connaught Park are alike, from the onebedroom duplex flats with private roof terraces, to four-bedroom apartments. The scheme includes services such as a courtesy coach, taking residents to and from Bushey, Radlett and Watford (perhaps for a spot of shopping at Intu Watford, formerly the Harlequin Centre).

The development will also have a dedicated concierge service by the end of the summer. Set behind private gates, it already has 24-hour manned security.

Also on site are two tennis courts, a private health and fitness centre, a gym and a swimming pool.

Prices for the latest phase of apartments at Royal Connaught Park in Bushey start at £355,000 for the onebedroom design, £485,000 for two bedrooms, £565,000 for three bedrooms and £1.85 million for four bedrooms. Agent is Statons.
