£1.2m asking price put on tennis court and garage land

- MIKE KELLY Reporter mike.kelly@ncjmedia.co.uk

IT looks a pretty run-of-the-mill garage, so how on earth is it up for sale for £1.2m? As you might suspect, the picture on the right only tells a very small part of the story.

While you do get a tennis court thrown into the bargain, it is the plot on which they are located that is the reason for the amazing seven-figure sum.

It is on Graham Park, Gosforth, one of the most exclusive streets not only in Newcastle but the whole of the North East, with properties selling for an average price of £1,623,000 over the last year

A six-bedroom detached property two houses down from the site sold for £1,375,000 in October 2018, since when average prices have risen sharply.

And that is the attraction of the site and why it commands a seven-figure sum.

The sale offers an opportunity for the buyer to undertake a self-build project in the heart of Gosforth’s conservation area.

The tree-lined street of Graham Park Road often attracts the region’s higher-budget family buyers, who are attracted by the area’s fine late 19th-century architecture, mature gardens and proximity to some outstanding amenities as well as schools.

The road is frequently referenced as one the region’s most expensive and desirable streets.

The plot extends to 760 square metres and has planning permission for a detached dwelling which will on completion would offer approximately 450 square metres of gross floor area across three levels. Highquality plans are available via the Newcastle City Council public access service or by request from Bradley Hall Gosforth.

Graham Park Road, Gosforth, Newcastle, is for sale with a guide price of £1.2m and is being marketed by Bradley Hall Chartered Surveyors & Estate Agents.
