When Aberdonians have been looking for somewhere for a day out, Lunan Bay, with its lovely dunes and soft, sandy beaches, has always proved a popular choice.

Over the years, the bay has attracted visitors ranging from Vikings in the 10th Century to generations of 20thCentury holidaymakers.

Now there’s a chance to own a unique timberframed house within easy walking distance of the famous beach.

Sitting at the end of a well-maintained, treelined driveway, a mile from the village of Inverkeilor, Balnabrechan Lodge offers complete privacy. Both Montrose and Arbroath are less than 10 miles away.

The log cabin – on the market at offers over £595,000 – is all on the one level and nicely presented, with a wonderful spacious living area featuring a central wood-burning stove. There is a large kitchen/living area with an oil-fired cooking range. It is extremely well laid out for both family living and entertaining.

Charm and character are the two words that sum up this cabin.

It has four bedrooms, the master en suite, and enjoys uninterrupted views from all rooms. Two patios benefit from all-day sun and offer the added luxury of beautiful sunsets.

The lodge sits in more than six acres of Grade 3.1 arable land, which is predominantly laid to permanent pasture. There are four grazing paddocks, all of which are fully fenced with an electric mains fence guard around each one. Each also has water troughs serviced by mains water.

In addition, there is a floodlit sand school, which is bounded by post and rail fencing. Outbuildings include a stable complex based on an American barn system, with concrete floor and insulated roof, housing four 14ft x 14ft Loddon loose boxes, each having its own outer window and automatic drinkers.

There is also a shower area, tack room and a storage area.

In addition, Balnabrechan has an extensive portal-framed steading with timber walls, two triple garages of brick construction with electric doors, as well as a general purpose store.

Lucie Howatson, handling the sale for selling agent Galbraith, said: “Balnabrechan Lodge is a superb one-off package that offers excellent opportunities for either equestrian enthusiasts or those looking to build a significant rural business in an excellent location.

“The log cabin is a beautiful property and would be ideal as either a full-time family home or as a regular holiday getaway.

“The land and outbuildings are of an exceptional standard, and Balnabrechan’s peaceful yet accessible location only adds to the charm. It offers a fabulous lifestyle.”
