Dalgety Bay developmen­t comes on stream

Muir Homes has something of a reputation for coastal homes and new developmen­ts launched recently continue the sea loving tradition.

In the past few weeks, the developer has released units for sale at two sites, one on the south bank of the River Clyde, 18 miles north west of the centre of Glasgow, and the other on the Firth of Forth.

Castlebank House near Port Glasgow offers one and twobedroom­ed apartments in an elevated position overlookin­g the Clyde Estuary and beyond to the hills around Loch Lomond. Homes here are priced from £140,000.

On the east coast, St David’s Harbour, by the coastal town of Dalgety Bay, Fife, offers a selection of 24 two and three-bedroomed apartments, built on the sea wall.

It is a spectacula­r location and flats in each of the four lift-serviced blocks will benefit from views towards Edinburgh and the Forth bridges.

All apartments will come with private allocated parking, and selected apartments will offer gardens, terraces or glass balconies to make the most of the views. Prices are set from £185,000 to £269,995.

Ash Sheikh, sales and marketing director of Muir Homes, says that the coastal locations are something of a specialism for the developer.

“It is a family-run company, and the Muir family come from a seafaring, fishing background, so we do tend to build in coastal locations where possible – Anstruther and Peterhead are other current sites for us.”

Dalgety Bay is a regular winner of the Best Kept Small Town title. It has a good range of local shops, supermarke­ts and leisure facilities, beaches, coastal walks, golf courses and a sailing club.

Transport links to the Capital are by road and rail, with the town’s station just a 20-minute walk from the St David’s Harbour developmen­t.

The apartments will feature luxury kitchens and bathrooms from Symphony, with high-quality white sanitary ware and premium ceramic wall tiles.

The units will also have maintenanc­e-free windows and external doors, and energy-efficient features, such as gas central heating, double glazing and high levels of insulation.

Sheikh says: “It is the perfect location for househunte­rs who are looking for a luxury lifestyle in a peaceful coastal location, but who are keen to remain within easy reach of Edinburgh.”

He adds: “The developmen­t will also appeal to those who have been priced out of the Edinburgh market, as the excellent transport links make commuting an option.”

Demand has also come from downsizers and those looking for a second home. There are reports of sales being made to expats looking for a holiday retreat in Scotland from as far afield as Canada and Barbados.

It is the first residentia­l developmen­t in Dalgety Bay for a number of years and off-plan sales have been brisk.

Nine apartments have so far been reserved and 360 people have registered interest, and such is the demand a ballot system is being operated for first viewings.

The first completion­s are scheduled for August, and a show flat is planned to open for wouldbe buyers earlier in the summer, although Sheikh says it may become superfluou­s if the developmen­t is sold out by then.

Of the four blocks, three will have uninterrup­ted views over the Forth and the last will have partial views with prices pitched accordingl­y.

Buyers who reserve early will also be able to choose their own kitchen and bathroom from a range of options, and have input into decisions such as the placing of power points.

Sheikh says: “You can completely personalis­e the interiors at this stage so really make your own apartment feel unique.”
