days as a telephone exchange may be long in the past, but the lucky new owners of this conversion will be making plenty of boastful calls about their purchase.

Purchased from British Telecom in 1994 at auction after the organisati­on stopped using it, the property was converted into modern apartments while retaining many of the original features.

Now the three-bedroom 4/4 Newbattle Terrace in the Morningsid­e suburb of Edinburgh is on the market for a fixed price of £525,000.

And, as an added incentive, a free year-long pass to the popular Dominion Cinema next door is also included in the asking price.

A spokesman for the current owners said: “There are still a few remaining signs from its previous life, such as the beautiful Grade C-listed façade – five bays in pink sandstone, three roundarche­d window panels to the centre and two small windows flanking.

“The loading doors and platforms at the back gave access to the exchange floors and there was a pulley system to move items in and out.

“These doors and platforms have been retained as Juliet balconies in apartments two and four.

“The reinforced concrete floors for the telephone exchange equipment remain, providing fantastic sound installati­on and ensuring the floors remain flat – not always a given in the city’s period properties, which often have wooden floors!”

He continued: “The building was painstakin­gly restored and redevelope­d in the late 1990s and, since then, we’ve rented the apartments out.

“This year, a full renovation was undertaken and the apartments were stripped back to their shells, with new kitchens, luxurious bathrooms, beautiful flooring and wall finishes, modern lighting and state-of-the-art heating systems all installed.”
