A ROAD TO NOWHERE OR PATH TO FORTUNE?

MOST active potential buyers at a property auction are looking for a home to renovate, a business to secure, a project to either flip or rent as an investment or even some land for a future selfbuild. Most people who browse an online auction catalogue looking for something to bid on don’t expect to be seeing a road for sale.

But in surely the most unusual auction lot going under the virtual hammer that is exactly what is on offer and, more intriguing still, is that this section of road has got a £0 guide price and no reserve so who knows the final destinatio­n of the sales price? It could even be less than a latte at your favourite coffee shop.

The single track tarmac strip is a dead-end road to nowhere that might be a route to future income as an investment or it could be just the purchase of a strip of road.

Angie Davey, of Paul Fosh Auctions who are selling the road, says: “It gives access to eight to 10 residences together with agricultur­al fields and a water pumping station belonging to Dwr Cymru Welsh Water.

“We are informed that the vendors received a one-off payment of £600 from Welsh Water for the grant of access over the land in 2023 to adjoining land which they were investigat­ing for possible future works.

Angie continues: “The vendor has also informed us that the agricultur­al land adjoining the road is being promoted for developmen­t in the local developmen­t plan. The road may present an opportunit­y to afford cycle and or pedestrian access to Cwm Lane, if successful, subject to planning.”

This most unusual auction lot can be found to the east of a road called Cwm Lane within the village of Rogerstone which lies within approximat­ely three miles to the west of Newport and one mile from junction 27 of the M4.

Angie adds: “The lane has a nil reserve as it can be hard to value a stretch of road. We’ll just have to see how much interest is generated and what the lot achieves when it goes to auction.”

The road with potential is being offered online at the next Paul Fosh Auctions sale, which starts at noon on Tuesday, April 9, and ends at 5pm on Thursday, April 11.
