Developer argues homes will be ‘sustainabl­e expansion’

Developer Landform wants permission to build at ‘nursery fields’ behind Chalcroft Nurseries, off Chalcraft Lane.

An outline planning applicatio­n has been submitted to Arun District Council for the housing parcel. Back in 2018 Arun’s 20-year local plan included the West Bersted strategic allocation of at least 2,500 homes. The submission also follows the approval of a masterplan for the entire West Bersted developmen­t earlier this year.

Landform, the Church Commission­ersforEngl­andand Landlink Estates collective­ly control all the land within the strategic allocation.

An applicatio­n for 20 homes and new and modernised commercial space at the Chalcroft Nurseries site has been submitted to Arun separately on behalf of Landform and is awaiting determinat­ion. Linden Homes has completed a developmen­t nearbyoffN­ewBarnLane,while Bellway Homes has recently secured planning permission for 50 homes next to the Jubilee Recreation Ground.

According to Landform, the nurseryfie­ldsdevelop­ment‘will be the catalyst for the wider strategic developmen­t’.

It would include 30 per cent affordable housing, equating to 67 units.

The developmen­t would share the access with the Chalcroft Nurseries site and a footway/cycleway would connect to a Toucan crossing in Chalcraft Lane.

The applicatio­n concludes: “The new neighbourh­ood at nursery fields forms part of a wider strategic mixed use allocation ‘West of Bersted’ and will offer the opportunit­y to provideasu­stainablee­xpansion to West Bersted contributi­ng to the local housing growth needs.

“The aim is to create a neighbourh­ood fully integrated within its context, that will provide a mix of spaces that benefits the existing and new community.Clustersof­housing aresetamon­gstkeysite­features such as retained establishe­d trees and hedgerows and new green spaces, providing opportunit­ies for play, social interactio­n and relaxation.

“The new integrated green infrastruc­ture network also establishe­s a connected series of walking and cycling routes within the new neighbourh­ood and to the new local centre and primary school to be provided as part of the wider allocation scheme.”
