Iconic horse-racing pub on market for £750k

WEST pub where the bar staff are not the only people hoping for a profitable tip has gone on the market.

Legendary National Hunt horses Kauto Star, Denman and Neptune Collonges have celebrated their Gold Cup and Grand National wins by being paraded outside The Manor House Inn at Ditcheat, Somerset.

The pub – described as “one of Britain’s most iconic horse-racing pubs” – is barely a furlong from 13-time champion trainer Paul Nicholls’ yard and is a cornerston­e of the village’s world-renowned racing heritage.

Mr Nicholls’ current crop of horses are often seen riding past the pub, which is frequented by Ditcheat’s jockeys and stable staff and is a favourite of “Paul Nicholls and his associates”, according to estate agent Christie and Co.

Inside, it boasts horse-racing memorabili­a and artwork, and a separate mews building also features five letting rooms individual­ly named after famous horses trained in the village.

Speaking to The Racing Post,

Christie & Co selling agent Saoirse Duddy said: “It’s just got a unique feel to it – there’s lots of touches around the building to racing.

“It would be a horse-person’s dream, including the view of horses riding past the building every morning.”

The pub, a 17th-century Grade-II listed manor house, is up for sale with a guide price of £750,000. It occupies a rectangula­r-shaped corner site extending to approximat­ely half-an-acre.

The rustic village inn features a log-burning fire, flagstone flooring, part oak panelling, timber beams and exposed stone walls.

It also boasts large outdoor areas able to accommodat­e up to 150 people.

The pub is currently operating at reduced hours and therefore “has huge scope to increase productivi­ty by becoming a hands-on operation and increasing opening times”, according to Christie and Co.

The business has “traditiona­lly and consistent­ly” generated a turnover of around £500,000, outside of trading restrictio­ns, the estate agent reports.
