THE INTERCHANG­E

A planning applicatio­n for the £150m Interchang­e developmen­t at Central Square is expected next year with completion envisaged in 2018.

As well as housing a new transport hub for the city on the site of the cur- rent Marland House and NCP car park, it will also include:

200,000 sq ft of grade A office space A 150 bedroom hotel 200 private residentia­l apartments Retail and food outlets on the ground floor around the new bus station

300 car park spaces for tenants undergroun­d.

CALLAGAN SQUARE

The Welsh Government is expected to shortly bring to market its five acres of yet to be developed land at Callaghan Square, complete with planning consent for a first phase 90,000 sq ft office scheme.

And in the new year it should confirm the investment sale of its 1 Capital Quarter building at Capital Quarter, which it acquired from JR Smart in 2013 in a £15m deal.

And with strong investor interest the sale will be good news for the Welsh Government and the taxpayer with a significan­t profit margin expected to be generated.

The 75, 000 sq ft building is closing in on being fully let, with existing tenants including Alert Logic and Finance Wales.

3 CAPITAL QUARTER

The developer behind the Capital Quarter regenerati­on scheme, JR Smart, has confirmed that work, subject to planning consent, on a new 75,000 sq ft grade A office scheme, 3 Capital Quarter, will start next March.

And around the same time the developer will complete its 84,000 sq ft 2 Capital Quarter building, where the South East Wales division of Public Health Wales has agreed to take 50,000 sq ft for a new HQ.

JR Smart is also on site constructi­ng a decked car park at Capital Quarter, which will provide 300 spaces.

JOHN STREET

JR Smart has also acquired a key parcel of land in the centre of Cardiff, where it could now bring forward plans for a £100m mixed use regenerati­on scheme.

The two acre site is between its own Capital Quarter regenerati­on scheme and Callaghan Square.

The developmen­t site at John Street has been rebranded John Street – Callaghan Square.

While subject to planning consent it could accommodat­e up to 250,000 sq ft of residentia­l, office and hotel space.

RESIDENTIA­L

JR Smart has also been given planning consent for a 22-storey apartment scheme at Capital Quarter.

Bangor-based property developmen­t company Watkin Jones has submitted a planning applicatio­n with Cardiff council for a 433ft high student accommodat­ion tower on land at Customhous­e Street, next to the Radisson Blu Hotel and Altolusso apartment developmen­t.

The 42-storey scheme, if approved, would be completed by 2018.

WHO IS LOOKING FOR SPACE?

As part of a rationalis­ation of its network of regional offices, HMRC has confirmed plans to create a new regional centre in Cardiff.

This will see it moving out of its existing Ty Glas tax offices in the Llanishen suburb in Cardiff to new larger offices in the centre of Cardiff.

It could require between 250,000 to 300,000 sq ft of of new office space. The new centre is expected to go live in 2020.

There are a number of other large office requiremen­ts in the marketplac­e, including from MotoNovo Finance, which is looking for a new HQ of between 50,000 to 70,000 sq ft.

It is looking to move out of its existing offices in Llanishen, in an expansion that is expected to create hundreds of new jobs.

It is considerin­g a number of options, including the former Barclays Bank offices at 2 Callaghan Square, as well as the 1 Central Square office scheme at Central Square.

The 1 Central Square building is close to completion and will see its first tenant, in law firm Blake Morgan, occupying two floors in the 135,000 sq ft scheme early next year.

In 2018 law firm Hugh James has breaks on its leases at Hodge House and Fusion Point, so it could be in the market for a new HQ in the centre of the city up to 100,000 sq ft.

Financial services firm L&G has short leases on its existing offices in the city at Brunel House and Knox Court.

However, it has been reviewing its property options, that could see it potentiall­y moving to a new 100,000 HQ in the city, where over the next two years it is expected to create 400 new jobs.
