Rockfield District Centre sold in £2.1m transaction
FLETCHER Morgan has sold Rockfield District Centre to a private property company in a plus £2.1m deal.
The newly completed development comprises four new units totalling 8,150sq ft with 34 dedicated car parking spaces, anchored by a Co-op Convenience Store which is now open.
Two other units have been let to national operators Vets 4 Pets and Queens Fish & Chip Restaurant, who are about to commence their fit-outs. There is interest from national retailers for the last remaining unit, which is being marketed at an annual rent of £17 per sq ft.
Fletcher Morgan advised Henry Boot Developments, whilst the purchaser, Mersenne Properties, was represented by Mark Atkins Associates.
David Mullins, director of Fletcher Morgan, said: “This investment attracted strong interest from potential buyers reflecting investors continued appetite for well let quality investments.”
Craig Mathias, of Henry Boot Developments, said: “We are delighted to have secured the successful sale of the completed scheme and remain eager to progress other development opportunities across South Wales.”
Mark Atkins, director of Mark Atkins Associates, said: “This is typical of the stock that we have been buying for Mersenne over the last couple of years as part of their ongoing investment strategy, namely modern, well secured roadside developments in popular locations.”
