WALES’ MOST EXPENSIVE PROPERTY FOR SALE

- JOANNE RIDOUT newsdesk@walesonline.co.uk

IT’S the most expensive property currently on the market in Wales. But a potential new owner is going to get 16 properties, land and business potential included in the sale near Welshpool.

The buyer will get a handsome Georgian house called The Moors, a complex of 15 converted former barns and farm outbuildings called Sheppards Barns, a roadside plot of about 3.4 acres with a pre-planning application for development into a commercial business and 18 acres of countryside, on an elevated plot overlooking the western side of the Montgomeryshire Canal with business potential.

Belinda Hutchinson-Smith, director at estate agent Strutt & Parker Shrewsbury, which is selling the property, said: “It’s a very unique property for us to be selling because of its variables, from residential to commercial, there are so many different factors and opportunities to it. I’ve never sold anything like this before.”

The site is between the Montgomeryshire Canal and the river Severn, surrounded by mountains. With country walks on the doorstep and Offa’s Dyke and Welshpool in the immediate area, the site is currently operating as a home and a multi-faceted onsite business.

The location on one of the main routes between Oswestry and Welshpool has the advantage of easy access for customers and passing trade.

The new owner of the substantial Georgian home will be buying a slice of history as it was once the principal farmhouse of Powis Castle.

An impressive three-storey brick house with eight ensuite bedrooms, the house has retained much of its Georgian period charm.

Large windows, high ceilings and a pillared porch entrance fit for the lord or lady of the manor are all distinct period features.

There are exposed ceiling beams, log-burning fireplaces, original floorboards and internal doors and staircases, all combining to give this majestic house its period magic.

There are four light and spacious reception rooms to choose from in which to read a book or surf the web, plus a kitchen/diner.

The property also has a utility room, lots of storage, parking, a cellar and private gardens.

Currently, the main house is run as a bed and breakfast, using six of the ensuite bedrooms, and the current owners also host weddings and events on the lawns within the grounds of the main house.

Belinda added: “This is a cosy home packed full of period features and a real characterful ambience. Although running as a successful bed and breakfast, due to its location it has the potential to be converted into a gourmet pub and restaurant and/or a boutique hotel.”

Part of The Moors complex, The Gatehouse is a characterful converted barn that has its own private patio area. On the ground floor there are four double bedrooms. This level also has a kitchen with all the appliances expected in a modern home, a dining-room and spacious livingroom. On the first floor there are two further bedrooms, both with ensuite facilities.

Combined with the accommodation of the main house, the complex can offer a base for group bookings, business events and gatherings.

Also included is the Sheppards Barns – an attractive courtyard development of converted barns. The 15 bespoke homes, ranging from two-bed to four-bedroom homes, were built in 2007. All have their own parking and garden.

Currently the 15 properties are all let on assured shorthold tenancies and create a vibrant and well-established local community.

As well as the main-house bed and breakfast, events, the Gatehouse holiday let and 15 rented homes, there is also the potential to add to the business portfolio.

This prime site can be bought separately or as part of the overall property package. Considered to be an ideal site for a number of commercial opportunities, a planning A preapplication has been made to the planning officers of the local council.

Sold as part of the £5m price tag or as a separate lot, the agricultural land is about 18 acres, and for a new owner with vision could also be added to the business portfolio.

Planning consent would need to be granted, but with the land’s prime position with stunning, panoramic views and yet close to Welshpool, it’s an ideal spot to develop into a leisure site, and can be bought as a whole, or split into three separate property sales.
