Making a home more saleable is a wise move

- Sharon Dale, Property editor Email:

It is hard to accept that spring is almost here as stormy weather batters Britain but March 20 or 21, depending on which expert you choose to believe, is only just over three weeks away.

Spring is traditionally one of the busiest buying and selling seasons in the residential property calendar, as is September. Whether the usual boost is seen is in question after a disruptive couple of years when the market went relentlessly mad with no let-up.

We now have a supply and demand issue but most agents seem confident that seller activity will improve. It will have to if people truly want to upsize, downsize, escape to the country, mover closer to loved ones, try city living etc.

For those thinking of selling, do read Rachel Smith’s home staging tips above. Staging a property for sale is popular in America and in Australia but it has never caught on to a great extent here, which is puzzling when it involves maximising the appeal and the price of what is most people’s biggest asset.

A stager will see your property through the eyes of a buyer, whereas most homeowners are blind to faults, big and small, that can be off-putting.

A tip for those with the biggest budgets looking to buy at the top end of the market is not to rely only on online property portals. A growing number of vendors are selling their homes off-market, which means you won’t find out about them unless you register with one of the top-end estate agents.
