Buyers are looking to the East and pushing up prices

The latest ONS house price index, which covers February 2022, shows that UK house prices increased by 10.9 per cent in the year to February 2022,

Yorkshire saw a 9.5 per cent yearon-year rise and a monthly growth of 1.2 per cent in February 2022, bringing the average house price in the region to £198,599.

The neighbouri­ng North West recorded a 10.2 per cent annual rise and 1.6 per cent monthly increase in February taking the average house price to £203,538.

The North East recorded a 9.5 per cent annual rise and a 1.2 per cent monthly growth bringing average house prices in the area to £198,599.

The Harrogate district, which includes the spa town, Ripon and surroundin­g villages, is the most expensive place to buy in Yorkshire with an average house price of £325,854, followed by the York local authority area with an average value of £302,940 and Ryedale, which includes Malton, Kirkbymoor­side, Helmsley and Pickering plus surroundin­g villages, with an average price of £295,187.

The cheapest place to live is the Hull area, where the average home costs £127,783.

Its affordabil­ity is part of its charm and this part of Yorkshire also has a thriving economy underpinne­d by engineerin­g, technology, renewable energy, chemicals and logistics businesses.

The Hull local authority area includes a host of chocolate box villages and, of course, the waterside city itself, which is rapidly regenerati­ng and now includes the trendy Fruit Market District, packed with independen­t retailers, cafes and bars.

Doncaster with an average price of £155,668 and the Rotherham area with £169,414 are the second and third least expensive areas to live in Yorkshire.

The East Riding, which includes parts of the Wolds, the fashionabl­e market town of Beverley and seaside favourite Bridlingto­n, recorded the highest house price increase of 17.3 per cent.

The area has attracted attention thanks to its beautiful countrysid­e, coast, towns and villages with prices often comparably lower than the North Yorkshire hotspots.

The Scarboroug­h district, which includes Whitby, Filey and surroundin­g villages, recorded the second highest price rise in February with 16.8 per cent.

Craven, which includes Skipton and parts of the Dales, saw a 16.3 per cent growth in values.

The lowest monthly price gains were in the Bradford local authority area, which saw a 5.7 per cent rise, followed by Sheffield with 6.2 per cent and Harrogate with 7.1 per cent.
