‘When commission­ing building work, it’s vital to agree a schedule of works with your builder and get a written contract ahead of any work commencing. Once you’ve decided on your builder, set up an agreed payment schedule and only pay the final amount once you’re satisfied the work has been completed to a good standard. You should have everything written down and signed. Mutual understand­ing with your builder regarding costs, scope, responsibi­lities and time frames will prevent misunderst­andings and avoid difficulti­es as the project progresses. If plans change halfway through, sit down with your builder and update the contract.’
