East Greenbush approves company’s labs, parking garage
Regeneron Pharmaceuticals won unanimous support from town government for its large-scale building expansion.
Regeneron Pharmaceuticals will be able to build its final phase of its Tempel Lane campus after winning the unanimous support of the Town Board at its August meeting.
A four-story science building that will contain research laboratories and office space will be built along with a six-story, 1,020-space parking garage as 1,050 workers are projected to move in when the project is done.
“The board is very happy with the project, Regeneron and the relationship,” Supervisor Jack Conway said Friday.
The Town Board voted 5-0 to approve the project. Conway said when the public hearing was held earlier this month no one spoke
against Regeneron proceeding with its development at Tempel Lane.
This third and last phase of work at the campus will transform the site into one the Capital Region’s largest private employment centers. In 2018, it was projected that the total development costs at the site would reach $800 million, according to reports in the Times Union.
Town officials have projected that Regeneron Pharmaceuticals will have 4,000 to 5,000 employees working locally. They anticipate that this will fuel the creation of new businesses to support that workforce and serve that employment base. The pharmaceutical employees are equivalent to nearly one-third of the town’s population of 16,473. The town is the second most populous municipality in Rensselaer County after the city of Troy.
The science building and the accompanying parking garage are major components in the buildout of the 130.7acre Tempel Lane site. These structures are anticipated to take 30 to 36 months to erect and finish.
Regeneron has a warehouse of 212,300 square feet at the property. Presently, the company is building a 346,100-square-foot manufacturing facility at the site.
The science building will add another 256,689 square feet to the campus and result in a total of 818,089 square feet of buildings at the site. In addition to the 1,020 parking garage spaces, plans call for the science building to have a 75-space surface parking lot.
Conway said there have been preliminary discussions about Regeneron undertaking a day care site to serve its employees with children.
