Hearing Jan. 14 for proposed complex
Site plan shows 230 apartments planned for Unser and Ladera NW
A 230-unit apartment complex has been proposed for nine acres of vacant land near Unser and Ladera NW, according to a site plan submitted to the city of Albuquerque.
The project, called 40 West, has been the focus of several Environmental Planning Commission meetings, where the public has registered some opposition to the development by Western Albuquerque Land Holdings and Garrett Development Corp.
The developers hope to break ground in June 2016, with an expected completion date of September 2017, according to a staff report.
A recent 70-page agenda item for a Dec. 10 hearing described the complex in the Heritage Marketplace subdivision as a Class A community with a high-end apartment lifestyle. It did not provide estimated construction costs.
The complex, which will mostly be three-story buildings, will consist of 95 one-bedroom units, 64 two-bedroom units and 72 three-bedroom units. Rents will be “market rate” and will range from $750 for the smallest one-bedroom
to $1,150 for the largest threebedroom unit.
Amenities include a swimming pool, fitness center, shade structures with grills and a pet-washing center.
The building style will “match the established Mediterranean style in the neighborhood” and the interiors will sport high-end finishes, according to the developer. The project is being designed by Dekker Perich Sabatini.
Access to the apartment complex will be from Market Street.
According to the staff report, at previous hearings, speakers have said the project is too big, will exacerbate traffic problems and in general just doesn’t fit in with the neighborhood.
The project is scheduled to be heard again at the EPC’s Jan. 14 meeting.
