Titan Development plans to build a 102-unit apartment project on Central between Montclaire Drive and Sierra Drive NE, on the eastern edge of Nob Hill, according to a city Development Review Board document.

The board approved the application late last year.

The 2.2-acre property, on the north side of Central, includes two vacant lots at Central and Sierra that used to be home to the Royal Hotel and the Town Lodge Motel.

The development can be a maximum of 57 feet high, according to the DRB decision.

Titan could not be reached for comment this week.

Jerry Landgraf, property owner, confirmed in a phone interview that Titan has graded the property, but still has some work to do before construction can begin.

“I am not sure when they will be able to start,” Landgraf said. “They have to move some telephone lines and some communication lines out of the alleyway that’s there, which has been vacated, but I am not aware when all that will take place.”

Gary Eyster, member of the Nob Hill Neighborhood Association, said Titan was accommodating to Nob Hill residents from the inception of the project.

“There were a couple of things we were happy to see, like the building will be placed on the south side of the lot with the parking lot on the north end, so it won’t shade some of the residents,” he said.
