Signature community - inspiración at fiesta SIGNATURE COMMUNITY

-

Inspiración at Fiesta is a 122-lot neighborhood by Michael Sivage that is part of large master-planned community that will eventually hold more than 1,200 houses.

“It’s a gorgeous, master-planned community,” said Brian McCarthy,

Co-owner of Abrazo Homes, which owns numerous lots in the development, including a Parade entrant. “It has parks and playgrounds and shade structures. Great access to the freeway. It’s one of the most affordable submarkets in Albuquerque. When you superimpose all of those factors together, it’s one of the best values for new homes in the Albuquerque area.”

Abrazo is using its Jane floorplan, which is a 2,164-square-foot design starting at $295,990. It has three bedrooms, 2.5 baths and a tandem bay garage that can be reconfigured to an additional flex space, McCarthy said.

“And all of our designs have a covered patio at the back, especially there because that’s such an important feature,” he said. “Some of the lots have incredible views over the valley down below and of the Manzanos and the extreme edge of the Sandias, as well.”

SIGNATURE BUILDER

Taking a whirl as the signature builder is nothing new for Twilight Homes.

As a matter of fact, the company sees it as an opportunity to continue to hone its building talents, said co-owner Tim McNaney.

“We get to feature our new, innovative products,” he said. “Whatever we’re trying to do, it’s a good reason to try something new and gets us to stay innovative.”

While Twilight does a wide-range of building designs, right up to custom, it has been experimenting with a way of becoming more green efficient through a method called Pro Build,” McNaney said.

“The wood framing is designed by CAD (computer-aided deisgn), with laser-cut boards that are delivered on site with more efficiency and less waste,” he said. “It’s like the old Lincoln logs. You have the As attached to the As, the Bs attached to the Bs and the Cs attached to the C. We do a lot more pre-modeling to help with the efficiency and cut down the environmental waste.”

It also helps cut costs, which Twilight is able to pass on to the buyers, McNaney said.

Couple that savings with more efficient, blown-in insulation and efficient appliances and utility bills are “down 20 to 40 percent compared to a house built 10 years ago,” McNaney said.
