HOME BUYING COMPANY FOCUSES ON HELPING DISTRESSED SELLERs

Justin Tate has an instinct for workable houses.

“Heritage Home Solutions looks for distressed homes or distressed buyers,” Tate says, as he walks through the company’s latest project in the Northeast Heights.

The 2,300-square-foot home is nearly ideal for renovation, as it was neglected for several years after the previous home owner had passed away. This left the owner’s son unprepared to deal with the challenge of removing the contents and moving on.

“Based on the condition of the property, you could tell it had been vacant for many years,” Tate recalls, amid the sounds of pounding hammers and buzzing saws. “This stuff here. The trash. When we went into the bathrooms, all of the sinks were dripping and leaking, so the cabinets were completely falling apart.”

In short, it was not a quick fixer-upper.

“I thought, ‘He’s not going to be fixing this place up on his own because this is a massive project,’” Tate says. “And just talking with him and learn ing the story of it, he had all of these emotional issues, and how he’s tried to get rid of it and emotionall­y, just hasn’t been able … this situation is right in our wheel house because that’s how I can really strive for success.”

It’s all a part of the way Tate does business.

“I don’t know how I developed this, but over the years I’ve become a peo ple person,” he says. “I’m very much an introvert, but I’ve become a people person. When I have a pretty good feel and comfort level with a person, I let them know, ‘Listen, if you bring me on board, I will take away all the problems. All the stress. All you do is sign a contract, show up at a title company at a certain date and we’re done.”

In this case, the owner was only too glad to work with Tate and Heritage Home Solutions.

“He was fretting because he didn’t know how he was going to get rid of all this stuff,” Tate says. “He had trash cans from the city and would throw things out … but he was really stressing because he figured it was going to take him a while. I told him, ‘You don’t even need to worry about that. I can take care of all that for you.’

“You could just see a big sigh of relief come across his face. He understand­s the value that we bring.”

The next step was transformi­ng the house into a livable home.

The project began with gutting the interior and starting fresh. It meant tea- r ing out some walls to create more space and turning the tiny galley kitchen into a workable space with an island.

To make the house into a truly modern space, Heritage even pushed the walls back into the garage, creating space to add a pantry and laundry room.

Tate also emphasizes small touches that transform a house into a home, such as natural granite counter tops that are usually only found in custom homes.

“At the end of the day, it costs hundreds more. But people who are firsttime home buyers — in their minds — they’re striving to get to that ‘granite level,” Tate said. “If we can provide that right out of the chute and customer’s think this is an extra special house and then they’ll fall in love with it a little bit more.”
