After some time, the property owner realized on their own that they were never moving back into the house and it would be too much work physically and emotionally to try and deal with the house on their own, so they called us. We agreed on the price and bought the house with all of the stuff right where it was, boarded up and all. We immediately got our contractors in there and started clearing out and remodeling the home.
Another house we recently bought was from a seller that they were still living in, but even they knew it was so unclean with trash, mice, and severe deferred maintenance that they knew they needed to get out of there for their health and well-being.”
Is there anything that surprises you about houses you see? “You know what, as far as the physical condition of homes, the answer is no. Several people say, ‘This must be the worst house you’ve ever seen,’ but no matter how bad it is, I’ve almost always seen something worse. The one thing that still surprises me has more to do with the paperwork. I’ve spoken with and met more than a few people that own an abandoned property, you know, the kind that gets boarded up by the City and then gets those big yellow signs taped to the front door, and the sellers believed that because they had walked away from the property that they no longer owned it. This is often the case if you have a mortgage on the property, but only because people who have walked away from home typically don’t leave the property while continuing to pay the mortgage, so ultimately, the bank forecloses on them and takes ownership of it. However, for those who own their property free and clear, meaning they don’t have a mortgage on the property, just because they leave the property does not mean they forfeit ownership of it because there is no bank or anyone else to foreclose on it. Maybe because it’s my business, but it still surprises me when I speak with someone surprised to find out they still own property.”
