Thirty miles from Fredericksburg, Texas, lies the town of Mason. Texas Hill Country style is a blend of traditional farmhouse heritage with the modernity of the 21st century, and designer Kim Hoegger both understands and executes this combination. When she stumbled across a diamond in the rough, her love for a good project propelled her to undertake the renovations. “I just fell in love with it,” Kim says. “It was over 104 years old when we bought it; I think it’s 109 years old now.”The house was in dire need of a loving hand, and Kim was more than happy to step up.

The home’s previous owner had removed all the walls, but that didn’t deter Kim.“When we found it, it was just studs and we saw all the potential it had,” she says. “It had a great floor plan, beautiful high ceilings; the lofty pine throughout the house was still intact; a lot of the beadboard ceilings were still intact and even the windows were still in great condition for [the home’s] age.”Those bones were what provided Kim with the inspiration she needed to transform the house.
She purposefully chose traditional yet modern elements to incorporate into the kitchen and bath to achieve a blend of old and new. “I wanted to honor the old, but also be modern and fresh,” she says. She chose to tile the bathroom floor in a beautifully intricate black-and-white pattern and didn’t need to fuss with the kitchen floor plan, which had a good flow from the very beginning. “We opened up the kitchen a little bit so you could see into it from the dining room,” she says. “Space is really important. Having a house that feels open is a real key to good design.” The historical home now shows off modern aesthetics mixed with its old roots.
