Chenal Valley sees rise in homes, businesses
Chenal Valley continues to evolve as a place where residents can live, work and find plenty of ways to have fun. In fact, the area’s growth over the past 12 months has been rather dramatic, with a significant amount of retail, restaurant and office space coming into the area.
As just one example, consider the activity at the intersection of Chenal Parkway and Rahling Road, where BancorpSouth and First Community Bank have new headquarters on two of the corners, while Simmons Bank and the Promenade at Chenal thrive on the other corners.
And look at the activity at the Promenade at Chenal, which has welcomed seven new tenants over the past 12 months: Sullivan’s Steakhouse, Sephora, Lush (cosmetics), Sissy’s Log Cabin (jewelry), Urban Outfitters, Houndstooth (clothing) and The Good News (coffee shop).
The population growth of Chenal Valley continues to get noticed by commercial users such as retailers, restaurants and companies looking for office space,” said Rick O’Brien of Cushman Wakefield Sage Partners, the commercial real estate broker for much of Chenal Valley. “When you tie in how convenient Chenal Valley is to all of Little Rock and the availability of land there, it’s easy to see why there’s been such significant growth.”
Commercial real estate buyers and developers look at an area’s population growth and demographics when they make location decisions, and those factors are extremely favorable in Chenal Valley. As a result, there is one new apartment community under construction, Hampton Astoria, along with three new senior-living facilities: The Blake at Chenal Valley, The Summit at Chenal Valley and Rosemary Villas at Chenal.
And the residential neighborhoods of Chenal Valley also continue to grow. Chenal now has more than 35 distinct residential neighborhoods, and residential broker Chenal Properties continues to see strong demand from homebuyers both from around the Little Rock area and from other areas of Arkansas and beyond.
“The great thing for Chenal Valley residents is they don’t have to drive far to get all the services they need, along with having great places to eat and shop,” said Dave Meghreblian of PotlatchDeltic, the developer for much of Chenal Valley. “In turn, that drives interest from homebuyers who want to live in a place with all the conveniences they need in their everyday lives.”
