Next office building is in the works at Stadium Square

The next building is in the works at Stadium Square, a three-block developmen­t between Federal Hill and Baltimore’s profession­al sports stadiums.

The $20 million office building facing Ostend Street could break ground in the first quarter of 2019, according to Arsh Mirmiran, a partner in Caves Valley Partners, the developer, which presented the design to a city architectu­ral review panel Thursday.

The six-story building will face another office building that is about three-quarters leased and filling with workers from Employee One Benefit Solutions, the co-working outfit Spaces and the financial services firm Janney Montgomery Scott.

The project so far includes an already leased residentia­l building and a community center built for the Sharp-Leadenhall neighborho­od. Another apartment building, built in partnershi­p with the Hanover Co., and a parking garage are also in developmen­t. Eventually another office structure is planned, as well as a small project to supply housing for veterans.

Mirmiran said he’s in discussion­s with an anchor tenant for the newest office building and a local restaurant operator for the first floor of the building. Otherwise, he said, luring retailers to line the streets has been the developmen­t’s greatest challenge.

Retailers have felt it was a bit off the beaten path, outside the nearby Federal Hill neighborho­od. But as a critical mass of workers and residents builds, it should attract retail tenants, he said.

“The apartments only recently filled and the office is three-quarters leased but not full,” he said. “Retailers will follow.”
