Sea change for plans on Seaport's Parcel K

A new team looking to build a mixed-use project in South Boston’s Seaport District is proposing a change in plans for a Massport-owned site across from the Blue Hills Bank Pavilion.

Lincoln Property Co. and PPC Land Ventures Inc. — which have an agreement to take over developmen­t of Parcel K at 315 Northern Ave. from Conroy Developmen­t — want to make project design changes, increase the number of guest rooms in a proposed boutique hotel and reduce the project’s parking capacity.

The developers determined an increase in hotel rooms from 247 to 293 is more desirable after discussion­s with a proposed hotel operator, according to plans filed with the Boston Planning and Developmen­t Agency.

“The increase in room count has been accommodat­ed within the previously approved building envelope by using smaller guest room dimensions and through the repurposin­g of interior spaces,” project plans state.

Plans for the hotel’s 12th floor now include a small fitness room and pool in addition to a previously proposed bar. The residentia­l building’s 12th floor now includes a pool, club room and outdoor roof deck.

The new team also is seeking approval to reduce parking in an undergroun­d garage to a maximum 420 spaces. That would include an initial 197 spaces on one level, with the ability — at the developers’ proposed “sole election” — to increase capacity to 420 with a mechanical car-stacking system or a managed valet operation if they determine an increase is necessary. Conroy had planned a threelevel, 640-space garage.

The project’s number of proposed apartments remains at 304. The developmen­t also would have 14,400 square feet of office space, and 17,900 square feet of restaurant­s and retail.
