Sipping coffee milk seaside: R.I. cottage has a new deck

Ahome invites questions: Does the “Scottish Mist” paint really work in the sunroom? Where should we put that framed photo your mother gave us? Y’know, the one of her? But for anyone in this house by Mount Hope Bay, the questions are: Where’s the best view? Is it while sitting in the 29foot-wide sunroom off the living room? Or is it in the primary bedroom? And which kitchen do I want to prepare dinner in?

Those questions emerge as one walks from the parking space off King Philip Avenue to the left side of the house, where a crushed shell pathway with stone slabs leads to the front of the home and a set of stairs on the right to the deck. Roses and periwinkle blue hydrangea flank the walkway.

Sliders with muntins and transom windows lead to an open floor plan area combining the main kitchen and the dining and living rooms. Hardwood flooring and a beadboard ceiling with recessed lighting bring it all together.

The dining area provides the best view, facing the bay. Next up, the living area features a gas fireplace and a ceiling fan.

The English-style kitchen offers butcher-block counters and a stubby peninsula with seating for two. The cabinets are white, and the appliances, including the electric stove (with propane access), are a mix of white metal and stainless steel. The kitchen boasts a porcelain apron sink.

A full bath off the kitchen and living area comes with a white porcelain pedestal sink, a tub-shower insert behind a curtain, and the washer and dryer.

Two bedrooms occupy a prime spot in the front of the house, with views of the bay. In one, French doors on two walls open to the open floor plan and the sunroom.

The rear of the home is almost a house unto itself. There are two more bedrooms, each large enough for four-poster beds, a second kitchen with white cabinets and a cooktop, and the second full bath. The bath, the largest in the home, has been upgraded: It features a single vanity with a marble counter, a marble floor, an oval soaking tub, and a shower behind a clear glass door with a marble surround.

The home, which sits on a lot of less than a quarter acre behind a seawall, comes with a crawlspace, a heat pump, and a hidden garden patio. The siding, roof, and decking are new.

Flood insurance is not required, according to the listing agent, Tom Wegner of Residentia­l Properties Ltd. in Barrington, R.I., and the cottage is not part of a homeowners associatio­n.
