Hundreds of homes could replace old office building
SAN JOSE >> A residential development of hundreds of homes could rise next to North San Jose's tech parks on the site of a decades-old office building, according to a very preliminary proposal on file with city planners.
SummerHill Homes is eyeing the development of 329 residential units at 210 Baypointe Parkway between East Tasman Drive and Zanker Road, the city files show.
The proposed development would consist of 287 rental apartments and 42 for-sale condominium units, the proposal indicates.
“SummerHill Housing Group is fortunate to be in the unique position to be able to provide both highquality rental and for-sale housing under one umbrella on this site,” Elaine Breeze, a senior vice president with SummerHill Apartment Communities, said in an email to this news organization.
The proposal is in the very early stages and is being floated at City Hall as a way to gauge the reaction of city officials.
“This project is designed to meet the city's new residential density goals for North San Jose and provide critical housing that will catalyze job growth in the city's most important industrial park,” said Erik Schoennauer, a land-use consultant for SummerHill.
City officials are attempting to encourage more housing development near existing and future tech parks in the area.
The project would be built on a 4.3-acre site currently occupied by an office building constructed in 1985 that totals 68,000 square feet, according to the commercial real estate listing site PropertyShark.
“The redevelopment of this industrial site with high-quality residential will enhance the neighborhood and be more compatible with the surrounding residential uses,” SummerHill said in the preliminary proposal.
At least three apartment complexes are directly adjacent to the development site, Google Maps shows.
“The project will take advantage of the site's proximity to VTA light rail and bus service, parks, shops, and restaurants, as well as convenient access to nearby major employers like Samsung, ASML, and Cisco,” SummerHill Homes stated as part of an introduction to the proposal.
Plus, Google and Apple each have bought — and in Google's case, leased — sites and buildings for vast tech campuses in North San Jose.
“The site is situated ideally for professionals seeking a home adjacent to large employers,” SummerHill stated.
According to the proposal, the development is expected to include for-rent studios, as well as one- and two-bedroom apartments, as well as for-sale threeand four-bedroom condos.
The condos are slated to offer an average living area of 1,916 square feet and the apartments will have an average living area of 815 square feet.
“The project represents an exciting opportunity to provide new housing, including scarce for-sale housing in the north San Jose area,” the development plans state.
