Three condos remain at 200 North Dearborn
Downtown condominium buyers shopping for a unique high-rise residence have an opportunity to get a hefty cash discount and customize the remaining three closeout condo units at 200 North Dearborn, a 47-story tower in Chicago’s Loop.
“Through our Final Closeout sales program, cash buyers now can customize their condominium with elegant finishes and receive an additional discount of up to 38 percent off already reduced sales pricing,” said Nicholas S. Gouletas, chairman and CEO of American Invsco. “And, we’ll also pay the applicable closing costs.”
Two of the three available 200 North Dearborn Final Closeout residences come at no additional charge with the Majestic upgrades package, noted Karen Howard, sales manager.
The Majestic package includes marble entrance or new hardwood flooring, kitchens with stainless-steel appliances, new cabinets, granite countertops, new sinks and faucets and upgraded bathrooms.
“All Final Closeout residences also feature in-unit washer/dryer,” Howard said.
“Upgrades also include new cabinet-mount microwave oven, glass tiles under and above the kitchen cabinets, new light fixtures and floor tile in the kitchen and bath, and new hallway and living/dining area light fixtures, among other enhancements,” she said.
Here are details on the three remaining units:
Unit 701, a three-bedroom, two-bath condo with 1,535 square feet of living area is now priced at $485,000 for buyers who pay cash.
“This residence is new on the market, and the buyer will have the opportunity to customize Unit 701 with the Majestic upgrades package and personally choose the finishes,” Howard said.
Unit 4602, a two-bedroom, two-bath condo with 1,165 square feet of space is now cash-priced as low as $594,000, reduced by $185,800 from the original price of $779,800.
“Originally, Unit 4602 was a developer residence, and includes some luxury upgrades that are already installed,” Howard said.“The residence has marble floors throughout the entire unit, and showcases a spa bathroom, but it is not totally finished. The buyer still may select kitchen cabinets and glass wall tile options offered through the Majestic upgrade package.”
The top-floor penthouse consists of 2,875 square feet of raw space with 15-foot ceilings and large arched windows with spectacular downtown views.
“Penthouse 4701 is now priced at $1.5 million for a buyer who pays cash, less a $200,000 build-out credit,” Howard said.“So the net price is $1.3 million, a reduction of $800,000 from the originally reduced sales price for a one-of-a-kind home.”
Outside brokers whose clients buy for cash at 200 North Dearborn will receive a $5,000 bonus commission, noted Howard. Attorney’s fees are not included in the closing-cost incentive, which ranges from 1 percent to 2 percent of the purchase price. Buyers also pay two months of assessments into the Reserve Fund.
