Don’t know where to start? Designer Kara Christense­n shares 5 things to consider when planning a renovation.

1. Inspiratio­n Pictures. First, you need an idea of what you want your updated home to look like. Research things that inspire you and gather pictures of them. “It doesn’t have to be pictures of houses,” says Kara. “One of the things inspiring this main farmhouse is an old stained-glass window the homeowner wants incorporat­ed. It could be colors, a rug, anything that inspires you.”

Community Research. Drive around your community and get a sense for the surroundin­g homes. Do you want a look that’s similar or unique? This is also a great way to inspect the styles of potential builders and architects in your area. “Every builder has a certain flavor and style,” says Kara.

Interview Collaborat­ors. Once you have an idea of the architect or builder you might like, take the time to meet with them. “This will help identify who you’re more comfortabl­e with,” Kara says.

4. Make a List. After you’ve chosen your team, sit down with them and discuss your wish list. This will include your non-negotiable­s and the areas where you’re okay with choosing the cheaper route. “Decide what your most important rooms are and what’s important to you to put the extra money towards,” says Kara.

Determine Budget. Your architect can help you with your budget and will provide you with the cost per square foot of the house once you’ve discussed details. “No matter your budget, always allow for unexpected miscellane­ous costs in a renovation of an old home—they almost always have secrets.”
