$4,750 more to be spent on Town Hall roof repair

TOWN OF ULSTER, N.Y. >> The Town Board has approved spending $4,750 for additional work on the Town Hall roof after determinin­g work done late last year should have gone further to replace part of a former ventilatio­n system.

The new work will include removing of two roof exhaust fans and replacing a section of roof decking and membrane.

“The fans are inside a set of ducts on the roof,” town Supervisor James Quigley said. “The ducts penetrate the roof deck and connect to the internal air conditioni­ng system. They have not been used in a good number of years, and the roof penetratio­ns around the ducts allow water to leak into the interior of the building.”

Quigley said the unused fans will be removed and the areas around them will be patched to stop the leaks.

Last September, the Town Board approved a $151,000 contract with Titan Roofing to replace the Town Hall roof. Quigley said the company expected to be able to work around the fans.

“They thought they had sealed it properly, but the inclement weather that we’ve had has shown that they should have been taken off to begin with,” he said.

The roof last was replaced in the late 1990s and had a 15-year life expectancy. Quigley said, though, that it already was leaking when he came into office in 2010 and had been subject to repairs over the past eight years.

Town Councilman John Morrow said the roof work plays a role in getring the town police department out of the temporary trailers it’s been using for more than seven years.

“We’re in the process of starting to look at ... getting them out of the trailers and back into our building in a suitable place,” Morrow said.

The police department moved into trailers in the Town Hall parking lot in November 2011 because of mold in the police area of the Town Hall. The move was intended to be shortlived, but police have been working out of trailers ever since, and the town pays a company called Mod Space $946 per month to rent the units.
