Refinancing bonds expected to save $475K
PORT EWEN, N.Y. >> Town officials and the owner of Lakeshore Villas will meet in town court on Monday, Aug. 26, for a hearing on seven notices of violation that were issued earlier this year.
The case comes as additional concerns were found during a recent inspection, Supervisor Shannon Harris said, adding it was unclear whether the new findings will be added to issues that were identified in January and March.
Problems found during an inspection about two weeks ago included wasp nests, not using pressurized wood for pedestrian surfaces and having debris outside trash disposal containers, according to Harris.
“There’s a lot of rotting beams, and they did selective replacement of certain of the floorboards of the walkways leading to the apartments, which makes for an uneven surface,” Harris said. “They also used unpressurized treated wood outside, which is already starting to warp.”
Violations previously cited by the town were failure to maintain plumbing fixtures throughout the buildings, failure to inspect fire extinguishers, not removing rubbish and debris from common areas, not maintaining means of egress, failure to maintain fire-resistance ratings, not maintaining clothes dryer exhausts, and not maintaining decks and walkways.
Menashe Shapiro, spokesman for the Lakeshore Villas owner E&M Management, said in an email that all of the issues have either been resolved or are in the process of being corrected.
“All maintenance on plumbing fixtures ... is ongoing and continues,” he wrote. “A licensed plumber, super and crew are going from unit to unit to make any and all repairs and replacements.”
Shapiro also wrote that the fire extinguisher and debris issues have been resolved, while work to repairs decks and roadways is 90 percent complete. He added that, on the new complaints, there is a disagreement over the use of pressurized wood and he contended it has been used. He also said debris from disposal areas have been cleared and that the wasp nests have been removed.
“A lot of these problems and violations predate E&M’s (purchase of Lakeshore Villas in) April 2018,” he wrote. “Since E&M took over the property they have been working diligently to repair and bring Lakeshore into full compliance with all town regulations.”
