Netflix House proposed for KofP Mall
A proposed use for the vacant former Lord & Taylor store at King of Prussia Mall in Upper Merion Township, Montgomery County is sparking interest.
Streaming giant Netflix has proposed the development of the space into a retail, dining and entertainment venue called a Netflix House, with plans to open the venue in late 2025, according to the Philadelphia Business Journal.
The proposal from Netflix is working its way through the township’s approval process — but it is in the very early stages.
Earlier this month, representatives from Netflix appeared before the Upper Merion Township planning commission, seeking approval for a conditional use for the space as a performing arts facility and movie theater, the publication reported.
The application was recommended for approval by the planning commission, and now moves to the board of supervisors, according to Amanda Lafty, assistant township manager, who said in an emailed response to MediaNews Group, that the application is expected to be on the board’s agenda for April 11.
The King of Prussia Mall and Netflix declined to comment on specifics about the project. However, the area’s economic development and tourism organizations have expressed support.

“We can’t wait to see the Netflix House. It’s always exciting to see large, high-profile brands continue to choose King of Prussia and Montgomery County, … especially for flagship presences,” Mike Bowman, president & CEO of the Valley Forge Tourism & Convention Board, said in an emailed statement. “The addition only adds to the already incredible experience at King of Prussia Mall, not to mention enhances our ability to keep attracting visitors to our area with such a long list of entertaining things to do.”
Bowman added that the project will increase jobs and economic impact, and is “beyond great for Valley Forge and Montco.”
The proposed 120,354-squarefoot Netflix House would include two large experience rooms and a roughly 250-seat theater on the first floor and one small experience room, one medium-size experience room and a food, beverage and retail marketplace on the second floor, according to the Philadelphia Business Journal.
