Edgmont tees up 167 units at country club site
New houses to be built where golfers once roamed
EDGMONT » Supervisors approved the tentative plan for 167 residential units on the former site of the Edgmont Country Club. In a process known as a PRD (Planned Residential Development), tentative approval is equivalent to preliminary plan approval. Developers now must return to supervisors for final approval and can be expected to satisfy all the comments and conditions in the prior tentative decision.
After purchasing the entire property of about 200 acres in March 2016, Ridgewood Real Estate Partners, based in New Jersey, has created a development consisting of 73 detached single-family detached and 94 single-family attached homes, and carefully worked on retaining the natural resources. While the process has taken close to two years, it has had the support of township supervisors and planners for Ridgewood’s consideration of design standards, environmental concerns and the overall approach to being a benefit to the township. There was virtually no public comment or participation.
Development will consolidate all properties including a parcel fronting West Chester Pike zoned POC, Planned Office Center. That portion of the property, which also has land in Willistown Township, will be dedicated to Edgmont with no plans for development.
The decision document lists 38 conditions which address issues of engineering, third party approvals, emergency management reviews, dimensional regulations and other matters specific to the Subdivision/Land Development codes of the township.
The time frame for the development team to return for final approval was not announced.
