An open floor plan creates an easy flow through gathering areas in the two-story home, located at 3494 Queen Victoria Court.

Built in 2004 on a quarter-acre lot within Beavercree­k’s Royal Pointe subdivisio­n, this home is within walking distance of the many amenities available at Fairfield Commons Mall.

Total living space is more than 4,200 square feet, which includes the finished lower level. Barbara Waddell of Irongate Inc. Realtors lists this home for $260,000.

Natural light brightens the two-story entry, which has hardwood flooring and an open staircase to the upper level.

A tray ceiling with crown moldings enhances the formal dining room, where the windows are dressed with swags and draperies.

The open flow is most apparent in the gathering space at the back of the home encompassi­ng the kitchen, the morning/sun room and the great room, where double doors enclose an adjacent private study.
